Invitation to Dedication of Buildings

Recently purchased a tub of papers from a judge in the 1890's and uncovered this invitation to the dedication of the buildings and a pass both in their original envelopes (the main invitation has the original tissue paper over the name inside, not pictured). I could only find 3 like it doing an online search. Just wanted to get some opinions on it and maybe an idea of what it's worth (in a lock box right now, didn't know if it's a rare item, maybe need to store it better?). Thanks for any help!

I am by no means an expert. However, paper ephemera that old and in that [near mint] condition would strike me as being pretty valuable.
